THE TRUE VALUE OF YOUR PROPERTY IS MOST LIKELY LOWER THAN THE VALUE THE COUNTY HAS DETERMINED! WHAT DOES THIS MEAN? - HIGHER TAXES
In 2009, the Cuyahoga County Auditor sent the 3 year (Triennial) Update to all property owners in the county. This sets the value of real estate for tax valuation purposes until 2012 when a full reappraisal will take place. The County decreased values ranging from 3%-12%. Market data clearly indicate that actual property values decreased significantly more than the County's estimate. If you have not already filed an appeal of the 2009 update, you have until March 31st to file. If the appeal is granted, the new value will remain the same for tax years 2010+2011 and will also be a benefit when the new reappraisal takes place in 2012.
Property Values Dropped Significantly Over The Past 3-4 years, Affecting Every Neighborhood And Community In Cuyahoga County.

What can you do to assure that your property is not over valued? Review the information shown on the notice sent from the County or check the County website. If the value appears high or if the physical data shown is significantly wrong, then it would be wise to challenge the valuation estimate.
The Potential Dollar Savings, If An Appeal Is Successful, Will Depend On The Amount Of Reduction, The Value Of Your Property, And Your Community's Tax Rate. Here Is A Link To The County Auditor's Website Which Will Help In The Process.
